![]() ![]() Industry Affiliations Participate in national trade associations that further the business activities of GID, such as the National Multi Housing Council (NMHC), Urban Land Institute (ULI), National Association of Industrial and Office Properties (NAIOP) or the Real Estate Finance Association of the Greater Boston Real Estate Board. Assist the CIO in the creation of new investment programs. Assist the CIO in the creation of the Annual Investment Plans for GID's various existing multifamily programs. Assist in hold/sell evaluations on existing assets. Advise the CIO, the Investment Committee and Portfolio & Asset Management with regard to transaction activity and metrics within their regional markets including capitalization rates, comparable/relevant sales activity and achievable yields for stabilized and joint venture development transactions. East Coast Region Management Design acquisition approaches appropriate for VP's assigned territory. This includes setting tasks, approving travel, evaluating their work product and completing year end performance evaluations. Provide Guidance and Management Oversight The Vice President will work with any Analyst and/or Associate assigned to them by the CIO and is responsible for providing guidance and management oversight. Acquisition Process Management Prepare a market analysis Develop a financial assessment and prepare an acquisition pro forma Supervise assigned real estate analyst Negotiate with seller or seller's representatives Assemble and manage the due diligence team In conjunction with Property Operations and Asset Management, develop a business plan for the subject property Assist the Treasury Group in obtaining the bridge and/or permanent financing Present to the Investment Committee to secure requisite internal approval Coordinate the closing Provide appropriate post-closing transitional support to GID's Portfolio & Asset Management Group and the Property Operations Group as the responsibility for executing the property's business plan is transferred to those groups. The VP must maintain a current pipeline of for-sale properties. Essential contacts to be established and maintained include competitors, brokers, management companies, developers, potential sellers, data providers and so forth. Networking within the real estate community is a major part of this position and includes determining the appropriate contacts within markets and the evaluation of which will be most beneficial in ensuring the successful execution of GID's long-term business plans. ![]() Deal Sourcing The Acquisition Vice President is responsible for sourcing potential Core, Core-Plus, Value-Add and Joint Venture Development real estate acquisitions. Market Selection In conjunction with the Chief Investment Officer (CIO), on a quarterly basis review and evaluate market data and recommend markets and sub-markets within Florida in which to target acquisitions. ![]() Master of Business Administration degree (MBA) or equivalent is desirable. The VP will have 7 to 10 years of real estate acquisition experience and 3 to 5 years of direct responsibility for evaluating, sourcing, presenting to Executive Committee and closing Core, Core-Plus Value-Add and Joint Venture Development real estate transactions.
